What Is the Water Body Telling You?

Most Pond & Lake Problems Show Up Before They Become Major Restoration Projects.

Recurring algae, poor circulation, sediment, shoreline mess, and inconsistent appearance are often signs that the property needs a more intentional maintenance plan.

01

Algae Keeps Returning

The lake or pond looks good briefly, then visible growth keeps coming back as conditions change.

02

Water Movement Is Weak

Low circulation or aeration can make parts of the water body harder to manage consistently.

03

Sediment Is Building Up

Organic material and sediment are reducing depth, changing the shoreline, or making maintenance harder.

04

The Property Needs Consistency

HOA residents, tenants, visitors, or property managers expect the water feature to stay presentable.

WHAT WE MAINTAIN

One Water Body. Several Systems That Need to Work Together.

Large ponds and lakes are easier to manage when maintenance considers circulation, organic buildup, water appearance, sediment, and the way the property is actually used.

Important: the right service mix depends on the site. A maintenance plan should be based on the water body’s condition rather than automatically applying every service.
Discuss My Property
01

Lake Aeration

Support circulation and water movement in large ponds and lakes where stagnant areas are difficult to manage.

02

Dredging & Sediment Removal

Address accumulated material when sediment is affecting depth, appearance, access, or long term management.

03

Algae Control

Manage visible algae while considering the conditions that allow recurring growth to continue.

04

Routine Pond Maintenance

Scheduled visits to monitor water conditions, debris, shoreline concerns, equipment, and recurring issues.

05

Water-Quality Support

Evaluate visible conditions and maintenance needs so corrective work can be prioritized instead of guessed at.

06

Restoration Planning

When routine maintenance is no longer enough, identify whether sediment removal, repair, cleanup, or broader restoration is needed.

Lake and Pond Maintenance
Commercial and HOA Pond Services

Maintenance Built for Shared, Managed and Public Facing Water Features.

The expectations are different when a pond or lake belongs to a community, campus, association, or commercial property. The plan needs to be clear, repeatable, and easy for property stakeholders to understand.

HOA & Subdivision PondsShared water features where appearance and recurring care affect the entire community.
Commercial PropertiesWater features that contribute to the property’s overall presentation and visitor experience.
Office Parks & CampusesManaged grounds where maintenance needs to fit a larger property-care program.
Retention & Stormwater PondsPonds where recurring vegetation, sediment, appearance, or access issues need professional attention.
Lake Associations & Shared WaterfrontsLarger water bodies with multiple stakeholders and long term maintenance considerations.
A Better Maintenance Relationship

From Reactive Cleanup to a Clear Pond & Lake Maintenance Plan.

A commercial or HOA client should know what happens next, what is being monitored, and when a larger restoration conversation becomes necessary.

01

Site Assessment

Review the water body, property use, visible concerns, access, and the maintenance history you already have.

02

Prioritize the Problems

Separate recurring maintenance needs from one-time cleanup, sediment, equipment, or restoration issues.

03

Build the Service Plan

Define the maintenance scope and visit approach around the actual needs of the property.

04

Monitor & Adjust

Conditions change through the season. The plan should be able to respond when the water body changes.

What Property Managers Actually Need

The Goal Is a Water Feature That Is Easier to Manage, Not Just Better for One Afternoon.

01 • VISUAL CONSISTENCY

Keep the Property Presentable

Routine attention reduces the cycle of ignoring the water body until it becomes the most visible problem on the property.

02 • CLEAR PRIORITIES

Know What Needs Attention First

Not every issue requires dredging, treatment, repair, or a full restoration. A better plan makes priorities easier to understand.

03 • LONG-TERM MANAGEMENT

Plan Beyond the Next Cleanup

Maintenance should help property stakeholders understand when recurring care is enough and when capital work may be approaching.

MAINTENANCE VS. RESTORATION

Sometimes the Water Body Needs More Than Another Maintenance Visit.

This distinction helps commercial and HOA clients understand when recurring service is appropriate and when a larger corrective project deserves its own scope.
ONGOING MAINTENANCE

For Water Bodies That Need Consistent Care.

Best when the pond or lake is generally manageable but needs recurring attention to appearance, algae, circulation, debris, or seasonal conditions.
✓ Routine inspections ✓ Aeration and circulation support ✓ Algae and visible-condition management ✓ Scheduled property care
RESTORATION / CORRECTIVE WORK

For Problems Maintenance Alone Cannot Solve.

Best when sediment, neglected conditions, structural issues, shoreline problems, or long term buildup require a separate restoration scope.
✓ Dredging / sediment removal ✓ Major cleanup or restoration ✓ Repair or infrastructure work ✓ Project-specific quote

This was my first year working with Midwest Pond Features and they did an excellent job with my spring clean out. The owner, Sulaiman, has great communication and offered a bunch of helpful advice to improve how I maintain the pond, and even stopped by for a leak inspection at no cost. I would recommended any pond owner to work with them.

My sincerest thanks to all of you who have previously written reviews. If not for you, it may not have been such an easy decision for me to select Midwest Pond Features to clean my pond. They were fabulous. Sulaiman was a great communicator and extremely responsive. He and his team of 3 guys arrived on time, truly cared, and did an outstanding job. There are two pumps in my skimmer box, one for the waterfall and the second to prevent the pond from freezing by creating motion. The second pump had not generated any water movement for years despite my working with other firms. I mentioned it to Sulaiman, without any hesitancy, they blew out the lines. What a difference this pump has made in the water movement and enjoyment of our pond. A suggestion, don't spend any additional time looking for a firm to care for your pond. If you have read this review, then you have found them!!!

Completely unreliable; would not recommend. The owner had me waste 2 full days waiting for him to stop by to review a new pond design and provide a proposal. The first day, he changed the expected arrival time twice, only to cancel at the end of the day and asked if he could push it to the following day, which I reluctantly accepted. The following day (yesterday), he never showed up, nor had the courtesy to call/text. At the end of the second day, I needed to leave, so I texted him to simply let him know I was leaving, thinking he would apologize and attempt to reschedule again. I have since received no response. Thanks for wasting 2 days of my valuable time waiting for you.

Waste of time. Guy agreed to come by for an initial “consultation” and estimate. We set a time, then close to said scheduled time he had excuse for running late but that he was on his way. Over two hours later, another excuse, and instead of giving us the option to have him come by later, he said “by the time [he] got here, it’d be almost 8/9.” We agreed to have him come the next day, and again, excuse after excuse, we eventually stopped hearing from him. We had hoped he’d show up at some point, but after two wasted days of staying home waiting for him to show up, we gave up. Texted him in the evening that we had had to leave and never did hear back from him. Would’ve earned a higher rating if he had at least shown up and told us he couldn’t work with our pond needs.
Seasonal Pond & Lake Care

Maintenance Needs Change Through the Year.

A water body that is easy to manage in one month can look very different as temperature, rainfall, vegetation, algae pressure, and property use change.

SPRING

Assess & Reset

Review winter impact, circulation, debris, equipment, and the maintenance priorities for the season ahead.

SUMMER

Monitor Growth & Water Conditions

Watch algae, vegetation, circulation, appearance, and the issues most visible during peak property use.

FALL

Manage Organic Load

Address leaves, seasonal debris, vegetation, and preparation for colder conditions.

ONGOING

Identify Bigger Work Early

Track problems that may require repair, sediment removal, or restoration rather than repeating temporary fixes.

Questions Commercial and HOA Clients Ask About Pond Maintenance

What should an HOA pond maintenance contract include?

At minimum: scheduled inspections with written reports and photos, aeration or fountain service, algae and vegetation management by a licensed applicator, inlet and outlet structure cleaning at least twice a year, shoreline and buffer-zone care, and a sediment monitoring plan. The scope should reference your stormwater maintenance obligations so the board can show compliance. Our HOA retention pond guide lists what to ask for.

How much should an HOA budget for retention pond maintenance?

For a typical quarter-acre to one-acre retention pond in the Chicago suburbs, a comprehensive maintenance contract runs $2,400 to $8,000 per year. Add a bathymetric survey every 5 to 10 years at $800 to $2,500 and plan for sediment removal every 10 to 25 years at $15,000 to $80,000 or more, which belongs in the reserve study. Boards that budget nothing usually face a special assessment later.

Do you provide inspection reports after each visit?

Yes. Every visit ends with a written report: what we found, what we did, photos, water conditions, and anything the board should plan for. These reports are your record for compliance reviews, insurance questions, and reserve planning. We also send a year-end summary that boards use for the next budget.

Does our pond need aeration, and what kind?

Most ponds deeper than six feet benefit from diffused bottom aeration, which mixes the water column, keeps oxygen up in August, and reduces the muck that feeds algae. Shallower decorative ponds often do better with a floating fountain, which aerates and improves appearance. We size either system to the acreage and depth and service it each season. Our aeration guide explains the difference.

When does a retention pond need dredging?

When sediment has reduced the designed storage volume by 25 to 50 percent, the pond is no longer doing its stormwater job. Illinois retention ponds typically need sediment removal every 10 to 25 years, sooner near active construction or heavy runoff. A bathymetric survey is the only accurate way to know. We survey first and quote dredging or pond vacuuming as a separate project.

Can you maintain the fountain in our pond?

Yes. Pond fountain maintenance includes spring installation, cleaning the intake and nozzle, checking the cable and GFCI, mid-season service, and fall removal and storage. We also replace failed units and size new floating fountains for HOA and commercial ponds. See our floating fountain guide for options.

Do you install commercial ponds and water features, not just maintain them?

Yes. We design and build entrance ponds, streams, pondless waterfalls, and fountain features for commercial properties, HOA common areas, and campuses across Chicagoland, using the Aquascape method. Commercial installations are quoted per site after a visit. Our commercial water features and HOA guide shows what is possible.
